Tenant Information Guide

Request the latest Ray White Tenant Information Guide from our Marshland team for a useful reference when preparing to rent, moving in or managing everyday tenancy questions. If you already rent a home managed by us, keep your property manager’s contact details and your tenancy agreement alongside the guide.

Finding and applying for a home

Start with our current rental listings. Open the property you are interested in to check its rent, availability, features and viewing arrangements. Use that listing’s inspection and Apply for This Property actions. The guide request below is separate from a rental application, and it does not register you for a viewing.

Before applying, compare the home with your household’s needs: the layout, heating, parking, outdoor space, access and travel to work or school. Read the application and its privacy/consent information carefully. Provide personal documents through the verified property application process.

Moving in and keeping records

Read the agreement before signing and ask your property manager to explain any unclear term. Keep your signed copy, bond information, initial condition record and dated photographs of existing marks or damage. Confirm the keys, included appliances, utility arrangements and how your manager wants repairs reported. Tenancy Services provides independent, current information on agreements, bonds and tenancy responsibilities.

Questions during or at the end of a tenancy

Report a maintenance problem to the property manager identified in your agreement, with the address, affected item, what happened and photographs where useful. Use their established repair process. For an immediate danger to life or safety, call 111 first. The guide request form is not an urgent repair channel.

Before arranging a pet, changing the property or planning to move out, check the current official guidance and speak to your manager about what applies to your tenancy. Retain written requests and notices. Do not assume a guide request gives consent, ends a tenancy or starts a bond refund.
