Moving Into Your Rental

Moving into a rental home is easier when the agreement, property condition and practical arrangements are clear. Use this checklist alongside your tenancy agreement and the instructions from your property manager.

Before you sign

Read the proposed agreement and ask about anything you do not understand. Confirm the rent, tenancy start date, included appliances, parking and any specific conditions. Check the application and agreement privacy information before supplying personal records.

Before moving day

  • Confirm when and how you will receive keys and access devices.
  • Arrange your electricity, internet and other utilities, checking which services are included.
  • Confirm the rent payment instructions through your established property manager contact. Independently check any unexpected request to change bank details.
  • Keep your signed agreement, bond information and property manager contact details together.
  • Ask how to report repairs and where to find urgent contact instructions.

Record the starting condition

Read the initial inspection record carefully. Check rooms, fittings, appliances and outdoor areas, and raise any differences with your manager. Take dated photographs of existing marks or damage and retain a copy of what you provide. Record meter readings where appropriate.

Tell the manager promptly about a safety concern or an appliance that does not work. An inspection record helps explain the starting condition; it does not replace reporting a repair.

Settling in

Ask how the heating and ventilation systems work, how rubbish and recycling are collected, and who to contact about shared facilities where relevant. Discuss a proposed pet or change to the home before making arrangements. Keep written requests and responses.
