Repairs and Maintenance

If you rent a home managed by Ray White Marshland, report a repair to the property manager named in your tenancy agreement. A clear report helps your manager understand the problem and arrange the next step.

Is there an immediate danger?

Call 111 if there is an immediate threat to life or safety. Keep people away from the affected area. Do not attempt electrical, gas or other hazardous repairs yourself.

For a time-sensitive property problem, use the urgent contact instructions supplied for your tenancy. If you cannot find them, call the Marshland office on (03) 323 4350 for help identifying the correct contact. Do not rely on a general guide request for an urgent repair.

What to include in a repair report

  • The rental property address and your contact number.
  • The affected item or area, when the issue started and whether it is getting worse.
  • A description of any immediate safety concern or damage.
  • Clear photographs, if it is safe to take them.
  • Relevant access information, including times you can be contacted.

Keep a copy of your report and follow-up messages. If you have already reported the issue, include the date and any reference so the manager can connect the information.

After you report the problem

Your property manager can discuss what happens next, any access arrangements and who will attend. Check with them before authorising work or spending money that you expect the owner to reimburse. Do not assume that every repair is your responsibility, or that every issue can wait until the next inspection.
