Ending Your Tenancy and Bond

Moving out of a Ray White Marshland-managed rental?

Contact your property manager early, identify your tenancy type and confirm the notice and final-date arrangements in writing. Keep your tenancy agreement, inspection records and communications together. This page helps you organise the move; use current Tenancy Services guidance for the rules that apply to your situation.

Confirm the correct notice process

For a periodic tenancy, a tenant generally gives at least 21 days’ written notice. Fixed-term tenancies have different expiry and early-ending rules. Check your agreement and the official ending-tenancy guidance before choosing a date. Simply moving out or returning keys does not settle the notice requirement. Ask your manager to confirm receipt and the final rent calculation.

Organise the practical move

Book transport and allow time between removing your belongings and handing over the home. Review the entry inspection record with your own photographs so you can identify what was already present. Tell the manager about any unresolved maintenance through the repair-reporting route; avoid leaving a known issue to be discovered during handover.

Make your own checklist for belongings, rubbish, service accounts, mail and keys. Include remotes or access devices supplied with the property. Arrange the handover time directly with your manager and keep a record of what was returned.

Cleaning and the final inspection

Leave the property reasonably clean and tidy, remove your possessions and rubbish, and return the landlord’s items. Arrange a final inspection where possible and retain dated photographs. Professional carpet cleaning is not automatically required in every tenancy; check the official guidance if a requirement is disputed.

How do bond refunds work now?

From 29 June 2026, landlords submit refund requests through Bond Hub or supported property management software. Ask your manager to initiate the request and check that Tenancy Services has your current email details. You receive a notification to review and confirm the refund amounts. Only agree when the amounts are correct.

If a notification is missing, check junk mail and follow up with the manager. Tenancy Services can help a tenant apply when needed; call 0800 836 262. If the parties cannot agree, the official disputes process provides further options. Read the current bond-refund instructions rather than relying on an old downloadable form.

Keep the handover clear

Ask for any proposed deductions to be explained in writing with supporting information. Keep your rent record, inspection evidence and correspondence available until the matter is resolved. Give the manager your updated contact details so practical follow-up does not depend on the address you have left.
