Shelley Scott helps rental property owners consider residential management and leasing through Ray White Marshland. She is the office’s Senior Accredited Property Manager and has completed the NZQA Level 4 Residential Property Management Certificate. Her background also includes banking and insurance, alongside residential property management and leasing experience.
Shelley’s approach centres on clear communication and attention to detail. In her words, “I want to make it as easy as I can for the client.” For an owner, a useful first conversation is about the property itself: its current tenancy, condition, maintenance needs and the decisions that need attention. Bring the existing agreement and relevant property records so the proposed management arrangements can be discussed in context.
Choosing a property manager? Ask Shelley how communication with you and the tenants would work, how maintenance is reported and authorised, and what records you would receive. Discuss inspection arrangements, leasing, rent reviews and the fees and terms of the proposed agreement. The answers should make the responsibilities and costs clear before you appoint a manager.
If you already have tenants and are considering changing managers, talk through the handover of tenancy documents, bond information, keys, inspection records and outstanding repairs. Confirm the notice requirements in your existing management agreement before setting a changeover date. For a newly purchased rental, explain whether you need help with an existing tenancy or preparing the property for its first tenants.
