Prepare before you begin house hunting in Canterbury

A little preparation helps you compare homes and act within a budget you can sustain. Before viewing properties around Marshland and Christchurch, organise your finances, choose independent advisers and decide which property checks you will need.

Know your budget and finance conditions

Talk with your lender or a mortgage adviser about your deposit, likely borrowing range and ongoing costs. A conditional home-loan pre-approval can help you plan, but it is not final approval for a particular property; your lender may still need property details or a valuation. Budget for legal work, inspections, insurance, moving and any work you expect to do after purchase. Build your own support team

Find a lawyer or conveyancer before you are ready to sign anything. Consider a qualified property inspector for a home you are serious about, and ask whether you need an engineer or other specialist for its particular features. A Marshland salesperson can answer questions about a listed property and must deal with you fairly, but the listing agent works for the seller. Check each property, not just the photos

At a viewing, note the condition, layout, sun, access and any changes you may want to make. Ask for available documents, including the title, council property file or LIM, and any disclosed reports. Have your lawyer explain the title, easements, consents and sale agreement; arrange your own inspection when appropriate. Do not treat a supplied report or online estimate as a substitute for the checks that matter to you.
