Rental Appraisal

What to tell us about the property

Provide the address and explain whether the home is vacant, owner-occupied or tenanted. Include its bedrooms and bathrooms, condition, heating, parking, outdoor space, included appliances and any features that affect access or upkeep. Tell us about planned repairs and the date you expect the property to be available.

If it is tenanted, have the current agreement, rent, relevant dates and maintenance information ready for the discussion. Keep tenants’ personal documents out of a general enquiry; the team can explain any records needed through the appropriate process.

How to use a rental estimate

Compare properties of similar type, size, location and condition. An advertised rent is an asking figure, while an achieved rent describes an actual tenancy. Neither should be treated as a guarantee for your property. Presentation, availability, included features and the homes competing for tenants can change the assessment.

Ask which evidence supports the estimate and whether preparation or further inspection is needed. Confirm current tenancy and healthy homes requirements before marketing. Tenancy Services provides the current compliance guidance.

Plan the costs as well as the rent
