Making the Most of Spring in Canterbury

•By Amanda Blair

Use spring viewings to test how a home will work for you

Longer evenings can make it easier to inspect a home after work and spend time in its outdoor areas. In Christchurch, use that opportunity to look beyond a bright photograph: check the layout, storage, privacy and the route between living spaces and the garden. A spring visit shows one season, so ask about winter heating and the sun at other times of year too.

For buyers: make the viewing specific

Write down the routines the home needs to support. Where would school bags, bikes or gardening tools go? Can you see children’s play space from the living area? What do neighbouring windows overlook? Visit the street at the times you expect to travel, and check your actual transport route rather than relying on an estimated journey time in advertising.

For a Marshland or Prestons property, use our local property guide to organise questions about the address and surrounding area. Confirm school enrolment zones directly and investigate the property’s title, building and relevant repair records with your advisers. Our open-home guide explains the wider inspection process.

For sellers: prepare the spaces buyers can inspect

Clear paths and entrances, tidy the garden and make outdoor living areas accessible. Repair obvious maintenance issues before photography where practical, and leave enough time for cleaning and preparation. Choose work that fits your budget and the actual home; a major renovation is not automatically worthwhile. Keep any known defects and supporting records part of the selling conversation.

Agree a photography and viewing plan that works around weather, occupation and access. If the home is tenanted, coordinate arrangements with the property manager. Our seller preparation guide and marketing guide help you plan the next steps.

Keep timing connected to your circumstances

Spring alone does not establish the right asking price, sale method or moving date. Review comparable property evidence and your finance and settlement needs. A well-presented home still needs an accurate description and a campaign suited to its buyers.
